What Will We Design for You?

Two divisions. Two studios. One standard.

Most homes do not move in a straight line from idea to drawing to construction. They move through conversations, revisions, budgets, selections, consultant coordination, and decisions that get better as the plan becomes clearer.

This is how our practice is built.

Capability 01

Design & Construction Plans

Our design division helps clients turn land, budget, and ideas into homes that work.

We design floor plans, elevations, permit sets, and full construction-ready drawing packages. Some clients need the practical drawings required to move through permitting. Others need a deeper package with details, coordination, and builder-ready information.

We meet the project where it is.

Through established relationships with licensed architects and engineers, Mark Lynn Design can also help facilitate the professional stamps and coordination needed to move a project forward.

Capability 02

Interiors & Procurement

Our interiors division works for the client.

We help with finishes, fixtures, lighting, cabinetry direction, tile, stone, hardware, paint, and the decisions that shape how a home feels once people live in it.

Because we work across hundreds of residential projects, we know what things should cost. We use that experience, our vendor relationships, and our buying knowledge to help clients get better products at better pricing.

The goal is simple: a beautiful home at a developer’s price.

How We Work

Changes make the plans better.

Mark has said this for years because it is true.

A first drawing is not a monument to our taste. It is the beginning of the conversation. Once the plan is on paper, people see more clearly. The client sees what they want. The builder sees what needs to work. The lot starts to tell the truth.

A better idea can come from anywhere.

Our job is to serve the client, the house, and the best idea in the room. Not our egos. That is why revision is part of the work, not a problem with the work.

We keep drawing until the plan is right.

For Builders & Developers

Built for the people who build.

From Troubadour to East Nashville, builders and developers across Middle Tennessee have brought their projects to Mark Lynn Design for decades.

Much of our work comes from builders and developers who need plans that are clear, practical, and ready to move.

We understand that a drawing has to do more than look good. It has to price correctly. It has to permit. It has to make sense to the person building it. It has to help the home live well after the sale.

That is why developers come back to this office. We know the neighborhoods, the lot conditions, the review process, the budget pressure, and the pace required to keep a project moving. We know what the market wants.

Interiors

Beautiful finishes. Better pricing. Fewer wasted dollars.

Finishes matter.

They are part of how a home feels, how it sells, how it lives, and how the money shows up in the final product. Fixtures, lighting, cabinetry, tile, stone, hardware, paint, and materials all have to work together. They also have to make sense for the budget.

The mission of Mark Lynn Interiors is to use our experience and buying power for the client.

Because Mark Lynn Design works across hundreds of residential projects, we have relationships, product knowledge, and pricing context most individual clients do not have on their own. We use that leverage to help clients get premium finishes and materials at the best possible price.

The home should feel finished.

The money should feel well spent.

Common Questions

Asked often. Answered plainly.

Who is Mark Lynn Design?

Mark Lynn Design is a Nashville residential design firm founded by Mark Lynn in 1991. Operating as Lynn White & Associates, the firm has designed more than 2,600 homes across Middle Tennessee — over eight million square feet of residential work, from custom homes in Nashville’s established neighborhoods to developer-built residences and more than forty multi-family projects. The practice is organized in two divisions working from two Nashville studios. The Design division turns land, budget, and ideas into floor plans, elevations, permit sets, and full construction-ready drawing packages. Mark Lynn Interiors handles finishes, fixtures, selections, and procurement, using the firm’s buying relationships to get clients better products at better pricing. Separate disciplines, one standard of care. The firm works by appointment from its Design studio on Sunnywood Drive and its Interiors studio at Ampersand Studios on Music Row.

What services does Mark Lynn Design offer?

Mark Lynn Design offers four services: Design, Interiors, developer partnerships, and renovations and additions. The Design division produces residential drawings — floor plans, elevations, permit sets, and complete construction-ready packages with details and consultant coordination. Mark Lynn Interiors handles the decisions that shape how a home feels once people live in it: finishes, fixtures, lighting, cabinetry direction, tile, stone, hardware, and paint, along with procurement. Developer partnerships put the same design practice to work across communities and multi-family projects, where the firm has drawn more than forty. Renovations and additions apply thirty-five years of drawing experience to homes that already exist. Some clients need one service; many use several across a single project. The scope changes from project to project. The standard of care does not, and it has not since 1991.

How many homes has Mark Lynn Design designed in Nashville?

More than 2,600 homes since 1991 — over eight million square feet of residential design across Middle Tennessee, plus more than forty multi-family projects. That number is the firm’s working advantage, not a trophy. It means Mark Lynn Design has worked through nearly every kind of lot, budget, builder, neighborhood, style, and constraint a project can present: traditional and modern, farmhouses and estate homes, infill and established streets, custom commissions and developer communities. It also means the firm carries pricing context and precedent into every new conversation — what things should cost, what a lot will actually allow, and how a plan holds up through construction. When a client brings in a difficult site or an unusual program, the honest answer is usually that the office has drawn something like it before, and knows where the problems will hide.

Does Mark Lynn Design work with builders and developers, or only homeowners?

Both, and it always has. Mark Lynn Design works directly with homeowners on custom homes, renovations, and additions — and works alongside builders and developers on communities, developer-built residences, and multi-family projects across Middle Tennessee. The firm has drawn more than forty multi-family projects and partnered on developments including The Grove and Troubadour. For builders, the office produces drawings that hold up in the field: permit sets that move through approvals and construction packages with the details and coordination a crew actually needs. For homeowners, the same experience means a plan grounded in what building really costs. Because the practice sits between both worlds, it speaks both languages — what the client wants, and what the builder needs to make it work. Most homes get better when those two conversations happen at the same table.

Where are Mark Lynn Design’s studios?

Mark Lynn Design works from two Nashville studios, both by appointment. The Design studio — the drafting and architecture practice — is at 6965 Sunnywood Dr, Nashville, TN 37211. The Interiors studio, home of Mark Lynn Interiors, is at Ampersand Studios on Music Row: 1030 16th Ave S, Suite 200, Nashville, TN 37212. One phone number and one inbox reach both: (615) 719-7078 and info@marklynn.com. You do not need to have everything figured out before you come in. Bring the survey, the old plans, the address, the sketch, the inspiration photo, the builder’s question, or the problem you are trying to solve — the office will help you find the next right step. Two divisions, two studios, one standard of care, since 1991.
